For a good property deal, all the documents must be in order!
The seller should provide potential buyers with the property documents as well as the BUPI, for rural land (where applicable).
If there is a house, it must be registered as an urban item (article) and it must be legal, i.e. there should be an habitation license or a certificate exempting it from licensing.
Recent legislation regarding the documents required, to complete a property sale, has caused some confusion. A habitation license is still essential when buying a house, especially outside urban areas and in regions of dispersed construction.

To be sure that you are making a good purchase, you also need to know whether it matches your plans and under what conditions.
This aspect is directly related to the rules established by the Municipal Master Plan (PDM).
The PDM provides information on the land use regime for each plot under its jurisdiction.
The interpretation of these rules is not straightforward, as is the case with legislation in general.
Ask the advice of an architect before formalizing the purchase of a property, as this is an essential investment to take into account in the process !
